The housing market can be extremely competitive, leaving many of those looking to buy left out in the cold. Demand for homes in the United States has skyrocketed, making the home buying process incredibly difficult. Some buyers are eschewing standard aspects of purchasing a home. In fact, 63% of homebuyers in 2020 bought their homes without a single visit to the property—the highest number of sight unseen offers in history. But don’t give up! We’re here to help by providing tips for finding a new construction home.

How To Buy a New Construction Home

Numerous factors have made the process of buying a new construction home incredibly complicated, leading 47% of buyers working with a home builder to buy a used home instead. In a survey of 8,135 current home shoppers and recent home buyers, Builders Digital Experience (BDX) uncovered 19 friction points encountered by 87% of home shoppers. BDX is the parent company of NewHomeSource.com, the leading national real estate website devoted solely to newly built homes.

Scarmazzi Homes provides the tools new construction home buyers need to overcome any obstacle they might encounter in the journey to find their new home. Here are three of the main obstacles to home buying, and how to navigate them.

Obstacle #1: Buyer can’t visualize the home.

Your perfect home is not the same as the perfect home for the family next door. The goal is to find the space that matches your wants and needs. And the best way to know where to look is to take a moment and imagine your perfect living situation. Now that you know what you want, it helps to visualize it. Some people are able to look at a two-dimensional rendering of a kitchen and imagine themselves cooking breakfast in the morning. Some people can look at a floor plan and make an emotional connection while others may struggle to do so.

Scarmazzi Homes understands this and offers multiple options on our website to assist your journey toward a new construction home. Walking through the virtual tours of our various floor plans and viewing our photo gallery will help you see yourself in a new home. You can even tour our Arabian Meadows Torino model home virtually at https://my.matterport.com/show/?m=rKGotUEip52 prior to your first visit. If you are a home shopper in the Pittsburgh area, we encourage in-person tours of our model home to get a firsthand feel for the quality of our homes.

The Scarmazzi Homes Design Center offers the opportunity for an in-person experience with our expert Design Consultant. Our experienced Design Consultant will work closely with you to work out the unique details and features of your home to fit your taste, lifestyle, and budget. A variety of materials—such as cabinetry tile, countertops, plumbing fixtures, and flooring samples—are available to touch, see, and experience at your selections appointment. You can also view the virtual tour of the Design Center at https://my.matterport.com/show/?m=r519axzHsAA and will receive a digital copy of our options book prior to making your final selections. The in-person Design Center helps anybody having difficulties envisioning a new home by offering tangible samples to ensure you are getting what you want.

Obstacle #2: The buyer finds the process too complicated.

Buying a new construction home can be a once-in-a-lifetime experience for some. It’s one of the largest purchases a person is going to make, and because of this, the process is complicated. The financing process and the selection of options and upgrades are often overwhelming for potential buyers. The amount of time and effort needed throughout is often underestimated.

Scarmazzi Homes has made great strides to simplify the home-buying process from start to finish:

Mortgage Pre-Approval

New home buyers are encouraged to work with our preferred financing partner, Princeton Financial. For those who don’t need a mortgage, a verification of funds will be required. Whatever your situation may be, your Scarmazzi Homes New Home Consultant will guide you through the process!

From there, a sales and builder agreement will be signed for your new construction home. This agreement outlines the terms between the builder and the buyer, including what will be built and how much you’ll pay.

Design Selections

After signing the sales agreement with your New Home Consultant, you will schedule a Design Selections Appointment. A design appointment guide and selections worksheet will be provided to review prior to your scheduled appointment with our experienced Design Consultant. Our Design Consultant will help you plan by asking you to picture a typical day in your new home. Don’t be shy with your idealized vision of your home. We want to help you achieve the style you want through intentional colors, materials, finishes, and more.

Pre-Construction Meeting

After the Design Selections Appointment, you will meet your Project Manager! An expert Project Manager will review the details of your new home, such as selected options, homesite layout, the building process, and an estimated completion date. Then, all you have to do is sit back as the most exciting phase of the process begins: construction!

60 Days Before Close

At this point, your new home is almost ready! Our team will reach out to you to schedule a pre-settlement walkthrough and your closing date.

Pre-Settlement Walkthrough

This is where you get to see all your hard work pay off! Your Project Manager will walk you through your new home to demonstrate features and mechanical systems. You will also have an opportunity to review home maintenance recommendations and the home warranty.

Closing and Move-In

This is the finish line! All outstanding balances will be due, and you will be handed the keys and the deed. Congratulations on your new home!

Obstacle #3: Lack of transparency around the cost of new home construction.

There are several details to consider when purchasing a new-construction home. A lack of clear information about costs can be intimidating to new buyers. The building process involves many decisions after you choose to buy, from choosing the right floor plan for your needs to upgrades and interior fixtures, all of which influence the final price. The current market is incredibly fast-moving, which doesn’t help make things clear.

Prices for new construction homes will vary. These costs can vary based on amenities and upgrades such as flooring, countertops, and appliance packages. Scarmazzi Homes offers pricing appointments early in the process, where our New Home Consultants build out the cost of your home on paper, providing transparency into its pricing. Our goal is to set expectations and clearly communicate the process of building a new home for our clients upfront.

Scarmazzi Homes feels that setting expectations is important to educate the consumer and make the buyer decision process easier. We continually look for ways to expand our digital assets and tools to help buyers visualize what it will be like to live in their homes and communities. Our entire team – which expands beyond our helpful New Home Consultants, Design Consultants, and Project Managers – is here throughout the entire purchase, design, and build process. It’s our job to walk you through the complicated undertaking of a new home build.
